Plumbing in Karen
What is particular about Karen
Most of Karen is not connected to Nairobi's sewer network. Nearly every property drains to its own septic tank and soakaway, so slow drains, a gurgling toilet or a smell in the garden in Karen usually mean a tank that needs emptying or a soakaway that has stopped absorbing, not a blocked pipe. An exhauster service empties the tank; the plumber deals with the drainage on either side of it.
Water tends to be just as self-contained. Many Karen homes run on a borehole, with a pump, a pressure tank and sometimes treatment, and on a big plot the house can be a long pipe run from the source. If pressure drops across the whole house, check the borehole pump and its pressure switch first. If it drops at a single tap, the problem is the tap.
The wider picture, including what affects plumbing across the whole city, is on the plumbing in Nairobi page.
Writing the request
What to include so the offers come back usable
- Where the water is coming from, and whether it is still running now
- Whether you have been able to shut the water off at the mains
- A photo of the fitting or the wet patch — this is the single biggest thing that improves the offers you get
- Whether you are on mains supply, a borehole, a tank, or a mix
- Whether the property is a house, a flat, or a rental you do not own
What moves the price
Why two quotes for the same job differ
- Whether it is a repair, a replacement, or new pipework
- Whether parts are needed and who is buying them — say if you already have the tap or the cistern
- How accessible the pipework is: exposed under a sink, or chased into a wall or slab
- Whether it is urgent enough to need someone the same evening
- How far the plumber has to travel to reach you
Help24 does not publish price ranges for plumbing. Quotes come from the plumbers themselves, and the number you agree is the number the payment is held against.
Before work starts
What to check with a plumber
- Ask what they think is wrong before they start, and whether the quote covers parts
- For anything involving digging up a slab or re-routing pipework, ask who makes good the tiling or plaster afterwards
- A NITA trade test certificate (Grade III is the artisan entry level, Grade I the highest) is the standard Kenyan proof of a trade. Plenty of excellent fundis work without one, so treat it as a bonus rather than a bar.
- Agree the price on Help24 before work begins — that is the number the escrow holds, and it is the number that protects you if the job changes halfway
